Where the adjoining owner appoints their own surveyor rather than accepting the building owner's surveyor as Agreed Surveyor, the adjoining owner's surveyor's reasonable fees — determined under section 10 of the Party Wall etc. Act 1996 — are also payable by the building owner, in addition to the fees shown above.
Agreed Surveyor
Where both parties agree to appoint a single Agreed Surveyor acting impartially for both the building owner and the adjoining owner, the maximum fee is £450 (Award) + £120 (Agreed Surveyor supplement) = £570 (VAT inclusive).
Second Award
A second Award may be required where more than one adjoining owner has dissented. The maximum fee for a second Award is £390 (VAT inclusive), reflecting the reduced additional work involved.
Schedule of Condition quality standard
A Schedule of Condition is charged at the fee stated above and is not included within the Award fee. It is carried out where an adjoining owner consents subject to a Schedule of Condition, or where a dissent means the project proceeds to a Party Wall Award — in which case a Schedule of Condition will also be required as part of that process, at the fee stated. The Schedule of Condition carried out by panel surveyors comprises a written narrative description of the condition of the adjoining owner's property together with a full photographic record. Written commentary is provided for each area inspected, contextualising the photographs and recording the condition of walls, ceilings, floors, and any existing defects at the time of inspection. A photographic-only record is not accepted as a Schedule of Condition under this platform's panel standards.
The fees shown are maximum total amounts payable. Where VAT applies, it is already included; it is not added on top.
