Why the gov template causes disputes
Surveyors routinely see notices rejected for: wrong section cited, dates that don't allow the statutory minimum period, missing AOs (especially flats with separate freeholder / leaseholder), missing drawings for s.6, no acknowledgement form. A defective notice is treated as if no notice was served — which means you can't lawfully start work, and you have to start the clock again.
