The three routes
- Free template — a generic template downloaded from the internet. Cost £0. Risk: invalid wording, missing acknowledgement form, no automatic reminders.
- Party Wall Notices UK — surveyor-built generator. £48 inc VAT for one notice, or from £30 each for multiples. Includes acknowledgement form, surveyor nomination, free 10-day reminder letter.
- Party wall surveyor — a surveyor drafts the notice on your behalf. Typically £200–£400 for a standalone notice; commonly bundled into a wider service.
What you actually pay for
At every price point you are buying compliance, not just paperwork. A non-compliant notice is treated as if it never existed — the AO can ignore it, your statutory clock never starts, and your works can be delayed or stopped. We have seen self-build clients lose six weeks because their template lacked the acknowledgement form.
What the typical dissent path costs
Around 30–40% of notices result in dissent. If yours does, expect: agreed-surveyor route £600–£900 plus VAT for the Award, plus £200–£400 for the Schedule of Condition. Two-surveyor route: £1,200–£1,500 per side plus a third-surveyor fee if needed. Building owners ordinarily pay both sides' fees.
How to keep total costs down
- Speak to your neighbour before serving — informal goodwill prevents many dissents.
- Use the agreed-surveyor route where possible.
- Serve the right notice for the works — over-noticing is harmless but under-noticing restarts the clock.
